A facelift for a thirty-something raised ranch
Hingham, Massachusetts

This project
addressed a number of functional and aesthetic deficiencies in a "tired"
raised ranch home: an awkward front entry (typical in homes of this type), a cramped kitchen, dated bathrooms, inadequate outdoor space, and an absence of mud room facilities and other appropriate lifestyle amenities.

The project scope included a new kitchen, a screened porch addition, several decks, a new foyer stair, 3 bathrooms, a mud room, and the design and redesign of numerous elements and features in the interior.

Matthew Frederick was Project Architect for this project as an employee of Luna
Design Group, Lynnfield, MA.

Left, a new screened porch overlooks conservation land.  Right, a custom metal rail and stair system were introduced into the foyer.  The living room and fireplace are visible beyond.

These photos were taken as construction neared completion; updated photos will be posted when available.

Renovated master bathroom.

The screened porch addition features mahogany finishes and a storage room below for yard equipment.

Stained lattice over painted MDO plywood makes an elegant, inexpensive enclosure system for the space under the screened porch.

Raised ranch homes are infamous for their awkward entries, in which the front door opens to a no-man's land between floors.  A reconfiguration of the stairs  and the incorporation of a custom metal rail system provided a more gracious entry without compromising functionality.

The new kitchen "flipped" the old layout in order to place the food prep area between the existing dining room and a new breakfast area.   The new screened porch is located on the other side of the window over the sink; to compensate for the darkening of the kitchen, a shafted skylight was introduced.
